How is a duplex valued?
A duplex is usually valued by combining recent comparable sales with the property’s income, expenses, condition, legal use, unit configuration, and the behavior of likely buyers in that market.
Three useful valuation perspectives
1. Sales comparison
Start with recently sold two-unit properties that compete for the same buyers. Compare location, lot, finished area, bedroom and bathroom count, parking, condition, utility setup, occupancy, and rental profile. Adjustments should reflect market evidence rather than a generic national amount.
2. Income approach
Estimate gross rent, vacancy, and operating expenses to calculate NOI. Dividing NOI by a market-supported cap rate provides an income indication. A market GRM offers a faster, less expense-sensitive cross-check.
3. Marketability and property facts
Legal two-unit status, lease terms, access and privacy, separate meters, deferred maintenance, financing eligibility, and whether an owner can occupy one unit may all change the buyer pool.

Comparable sales would then be used to determine whether either income indication matches actual buyer behavior. A superior location or condition might support the upper end; major repairs, below-market leases, or limited parking could pull the conclusion lower.
Information that improves the estimate
- Accurate unit sizes, layouts, bedrooms, bathrooms, and permitted use
- Current leases, deposits, concessions, and renewal dates
- Actual rents and credible market rents
- Taxes, insurance, utilities, repairs, management, and reserves
- Recent improvements and remaining deferred maintenance
- Relevant active, pending, and closed duplex comparables
A single online number can miss the relationship between two units, two rent streams, operating costs, and a market that may include investors and owner-occupants.
